Garage floors, patios and shop floors coated over concrete that’s been diamond-ground and moisture-checked first — so the coating bonds to the slab instead of peeling a year from now.

Epoxy flooring is a two-part resin coating that bonds to a concrete slab and cures into a hard, seamless surface. It’s mixed on site, rolled or squeegeed across the floor, and finished with a clear topcoat that takes the daily wear.
The coating is only as good as the concrete under it. Every floor gets diamond-ground first, which opens the pores of the slab so the resin can grip. Skip that step and even a good product can lift off in sheets.
Most of our work is two- and three-car garages in neighborhoods like Eastlake, Otay Ranch and Rancho del Rey. We also coat patios, home gyms and laundry rooms, plus shop and warehouse floors along the Main Street industrial corridor.
Four systems, one prep standard. Pick the one that matches how you use the space.
Flake systems over a ground slab, sealed with a clear topcoat that stands up to hot tires and oil drips.
Garage floor epoxy details
Pigment worked by hand while the resin is wet, so the finished floor has depth and movement.
Metallic epoxy flooring details
High-build coatings, joint repair, striping and anti-slip texture, scheduled around your hours.
Commercial epoxy flooring details
Polyaspartic flake coatings that won’t yellow in full sun, with grit for safer footing.
Patio coating detailsThese are the situations that send most homeowners and business owners looking for a floor coating.
Patches lifting where the tires sit are the classic sign of a coating that was rolled onto unground concrete. Once it starts, it keeps spreading.
Bare concrete sheds fine dust and soaks up oil, brake fluid and paint. A sealed floor wipes clean with a damp mop.
Weights, workbenches and kids’ projects are all easier on a bright, sealed floor that doesn’t track dust into the house.
A finished garage floor photographs well and is one of the quicker upgrades to make before a listing goes live.
Forklift lanes, rolling carts and washdowns grind bare concrete away. A commercial coating adds a wear layer you can mark and clean.
Faded paint, rust spots and stains on an outdoor slab can be covered with a UV-stable flake coat in a day or two.
A typical two-car garage takes one to two days on site. Here’s what happens from the first call to parking on the new floor.
We measure, look at every crack, check the slab for moisture and point out anything that needs repair. You get a written quote.
A walk-behind grinder with a vacuum shroud opens the surface and removes old paint, sealers and stains.
Cracks and chipped spots are filled with a fast-setting repair compound and ground flush with the floor.
The base coat goes down, followed by a full broadcast of color flakes, a solid tint or metallic pigment.
A UV-stable polyaspartic topcoat seals everything in. Anti-slip grit can be added at this stage.
Light foot traffic the next day, cars back in after a few days. We walk the finished floor with you before we leave.
A local detail: late-spring mornings under the marine layer can leave a slab cool and damp. We check the slab temperature against the dew point before coating, because resin rolled onto a surface that’s sweating won’t bond properly.
Many newer homes east of I-805 sit on post-tension slabs, with steel cables under tension inside the concrete. We grind the surface only and never saw-cut or drill deep, so crack repair stays safe for the cables.
Plain epoxy yellows where sunlight hits it. Every floor gets a UV-stable polyaspartic topcoat, so the strip by the garage door doesn’t turn amber while the back of the garage stays gray.
Repairs, stem walls, steps and the coating system are all spelled out at the estimate. What you approve is what gets installed.
Every floor is quoted after we see it in person, and the estimate is free. A few things shape the quote:

A floor coating is a great fit for most garages and shops, but not every slab or situation. Here’s an honest way to tell.
The price depends on the size of the floor, how much repair the concrete needs and which coating system you choose. We measure and inspect the slab at a free on-site estimate and leave you a written quote before anything is scheduled.
A professionally installed coating over a properly ground slab typically lasts 15 to 20 years in a home garage. The clear topcoat takes most of the wear, and it can be scuffed and recoated later instead of redoing the whole floor. Most early failures trace back to skipped prep, not the coating itself.
Most floors take light foot traffic the next day. Cars usually go back in after a few days, depending on the system and the temperature while it cures. You get the exact timeline for your floor at the estimate.
Yes. A coating only needs the top surface ground, and grinding removes a sliver of concrete far above the tensioned steel cables. What a crew must never do on a post-tension slab is saw-cut or drill deep, so cracks get filled and ground flush instead of cut out.
A smooth gloss coating can be slick when it gets wet. Flake floors have a natural texture, and a fine anti-slip grit can be added to the topcoat for garages, patios and commercial floors. Tell us how the space gets used and the texture is matched to it.
Yes. Diamond grinding opens the surface so the resin bonds into the concrete instead of sitting on top of it. Acid etching alone is a weaker substitute and is one of the most common reasons garage coatings peel.
Old paint or a failing coating has to come off first. It gets ground away down to clean concrete, because new resin on top of old paint is only as strong as the paint's grip on the slab.
